New 14,000-square-foot Newport Beach house for $45 million pitched as party central

A newly built, 14,000-square-foot, waterfront home on the Balboa Peninsula in Newport Beach hits the market this week at $45 million. But the price – the second highest currently on the Multiple Listing Service in the city – isn’t the only thing getting attention.

A YouTube video pitching the mansion includes a pair of hip-hop artists from the viral dance hit, “Teach Me How to Dougie.” But here, Smoove da General and Yung of Cali Swag District spoof their original song in “Teach Me How To Duffy.” Appearing with them are a variety of young Instagram influencers, models and dancers, along with a flotilla of Duffy boats.

The five-bedroom home at 1813 E. Bay Ave. is spread across three lots, with 90 feet of bay frontage. Features include a private beach, a solar system with three Tesla batteries, underwater speakers, a theater, sauna and heated floors. There’s also a five-car garage with electric plug-ins.

The home’s floating, under-lit staircase is topped by a large skylight. Other focal points are a 16-foot stone fireplace and a 1,100-gallon aquarium.

At one point in the four-minute video, the entourage pulls up to the house and joins a party in full swing, as one of the influencers raps, “You can park eight Duffies on the dock just for starters.” Or maybe a few yachts.

Tim Smith of Coldwell Banker, listing agent and the video’s creator, takes a spin through the place, rapping, “Five bedrooms with a loft, game room and a gym, two bars for your gin, and three pools for the swim.”

A home on the site was purchased in 2014 by real estate developer Craig Atkins, then torn down and completely rebuilt, Smith said. The new house was designed by architect Robert Sinclair and constructed by Patterson Custom Homes.

“This is priced at a premium to most homes that have been listed on the Peninsula but the value is there,” Smith told a reporter. “It is the only new home I have ever seen come up for sale on three lots.”

The house, with a $44.99 million price tag, is the second most expensive on the MLS in Newport Beach, after a French neoclassic mansion on a half acre at the western tip of Harbor Island listed for just under $60 million.

The video cost Smith $50,000 to make, including paying Smoove da General and Yung, and it’s stirring reaction on social media. “So inventive, creative and fun and I love all the Newport-isms,” wrote one YouTube commenter. Another viewer called it “hilarious.” But not everyone’s a fan. “What a waste of time and effort to create something so purposefully stupid,” someone wrote. Another person called the spoof “Cringebait.”

Right now, the average time on the market for all homes priced above $4 million in Orange County is nearly a year, according to Steve Thomas of Reports on Housing. The high-end slice represents 6 percent of the overall housing supply, and 2 percent of the demand.

We’ll track this home and watch for a sale, and see if the video played any role.
